| We are often asked for a 'Guide' or 'Ball Park' figure, after all if you have just started investigating the possibilities you want at least a rough idea of the budget you may need for your new extension, remodelling etc. From a Builder's point of view there are so many variables in each project that it is very hard to give a figure that covers all possibilities. In an effort to overcome this below are charts that give figures for 3 levels of construction over given areas that may be of assistance. Please remember though that these figures by their very nature can not take into account the sort of detailed estimates produced from a combination of a Site Visit in conjuction with Architect's Plans and Building Regulations. These figures therefore are not an estimate and are not an offer to build at the prices stated for any specific project. We will be happy to give a detailed estimate and introduce you to our architect. |

BUILDING SHELL Level 1 Simple construction, no significant structural issues, budget specifications. Level 2 Standard specifications. Some structural or site related complexity. Level 3 High quality materials or unusual specifications, challenging structures or site conditions

INTERIOR FIT OUT Level 1 Little more than painting and flooring only. Budget decoration, simple, minor alteration. Budget refurbishment or conversion eg loft Level 2 Average conversion, some structural, plumbing, decoration etc. Average conversions with some scope for bespoke works. More adventurous things possible, new kitchens etc. More choices available, structural work, bespoke joinery. Level 3 Special areas possible, wet rooms, handmade kitchen. Fewer hard decisions to stay in budget, some luxury features. Hardwood floors, cantilever staircases, luxurious fit out. |
